Advisory

Growth decisions that still hold up two years later.

Feasibility, occupancy planning, growth strategy, franchise expansion, investment strategy, and exit planning for businesses that operate inside four walls.

Businesses where location, layout, and occupancy cost directly affect performance: coworking, retail, restaurant, office, wellness, sports and entertainment, and service concepts.

The boundary

Where advisory ends and brokerage begins.

General site selection is part of a commercial real estate engagement and is not billed separately. When the decision is bigger than a single location, when the model is changing, or when the plan needs to work three years out, that is a growth strategy engagement and it is scoped and billed on its own. Which one you need is usually clear within the first conversation.

"If you're looking for someone who fully understands the unique challenges of Co Working and can help to ensure you not only can get started but are poised and ready for growth, trust no one other than Jana. She has the experience of working with spaces with multiple locations and knows how to handle those challenges as well. We have had the joy of working with her on multiple projects and I can say the projects that she is involved in go much more smoothly and the location is ultimately setup for success not just at opening but for the long term as well."

FAQ

Common questions

What is a fractional COO?
A senior operations leader brought in part-time for a defined scope, instead of a full-time salary the business is not ready to carry. The work is strategy, systems, and oversight rather than daily presence.
How is advisory different from brokerage?
Brokerage is the transaction: representing you in a lease or a sale. Advisory is the plan the transaction serves: whether to grow, where, when, and what the business needs to be able to handle it.
Is site selection included, or is it separate?
General site selection is part of a brokerage engagement and is not billed separately. When the decision requires a broader growth plan, that is scoped and billed as advisory work.
Do you work outside Southwest Florida?
Advisory and fractional COO engagements are nationwide. Licensed brokerage work is Southwest Florida, with a KW Commercial partner handling transactions in other markets.
What kinds of businesses do you take fractional COO engagements in?
Flexible workspace and coworking, including independent, franchise, and corporate operators. Broader advisory work extends to other businesses that operate inside four walls.
